and you should get qualified advice about all your choices. A Chapter 13 
Bankruptcy is your legal right and it is proven effective, with the right 
planning and the right legal advice. There are government programs, but to use 
them you need to know all your rights. &lt;br /&gt;&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Collect and start keeping records&lt;/strong&gt;. Start by collecting 
together and keeping all your records about your home and your mortgage loan. 
This includes all your loan papers and legal papers, any appraisals, any notices 
from your mortgage lenders which you may have gotten and anything you get in the 
future. Start taking notes of all your dealings with the lender, and start 
keeping proof of all payments you make. You may lose important rights if you do 
not keep these papers!&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Assess your budget and your priorities&lt;/strong&gt;, to see how well 
you can afford to pay the mortgage or pay back any past due payments. Incredibly, many people, under pressure from bill collectors, will pay credit 
card bills, leaving them no money to pay the mortgage. If you want to keep your 
home, the mortgage payment is more important. You have choices, and making the 
right choices early will increase your chances that things end up the way you 
want.&lt;/p&gt;

&lt;p&gt;A personal and household Budget is your key. Spend the time to honestly and 
carefully look at what income you have coming in, and what are your expenses. A 
carefully prepared budget tells you, and anyone from whom you seek advice, what 
you can afford to do, and is critical to deciding what options are in your best 
interest. You can make your own, or call or email me for a free one. &lt;/p&gt;&lt;p&gt;3. &lt;strong&gt;Find out what your home is worth. &lt;/strong&gt;Many REALTORS(R) will give 
you a complimentary &amp;quot;Comparative Market Analysis&amp;quot;. Tell them that you want as 
accurate an idea of your home&amp;#39;s value now, in its current condition. This is 
another important part of the picture. Don&amp;#39;t have a REALTOR(R)? Call or email me for assistance in finding an expert in your area. &lt;br /&gt;&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Don&amp;#39;t just spend the unpaid mortgage payment. &lt;/strong&gt;If your 
lender is no longer accepting payments, consider putting the amount of each 
monthly payment aside in a savings account. Just because the lender will not 
accept your payment does not mean you should spend it, unless there is another 
pressing need (like paying for food, medical care, or other critical needs). If 
you do decide to save your home by bankruptcy or another means, having some of 
the back payments will be helpful.&lt;/p&gt;
&lt;p&gt;5. Most importantly, &lt;strong&gt;seek experienced advice right away to find out 
your best options as soon as possible. &lt;/strong&gt;Keep in mind that doing nothing 
will make things worse. An experienced professional adviser should review with 
you all your options and be able to tell you the pluses and minuses of each.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Keep an open mind and consider all your choices. 
&lt;/strong&gt;Sell? Refinance? Do a deal with the lender to catch up? Bankruptcy? Not 
all of them will make sense, or even be possible for you. Again, it depends on what

It was amazing, and got me to thinking about how someone goes from being a pack rat (guilty!) to being a hoarder. &lt;br /&gt; &lt;/p&gt;&lt;p&gt;The show inspired me to get rid of some of the clutter around my home, and my office. It seems like a big task, but by breaking it down, it can be done in 10 easy steps.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 1: Set A Schedule&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You are much more likely to stick to a routine, whatever it may be, if you 
work on a schedule.&amp;nbsp; In addition, this allows you to clean when you can minimize 
interruptions and maximize your time.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 2: Set A Goal For Each Room&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you can visualize what you want, you will be better able to achieve it.&amp;nbsp; 
By setting goals for each room, you can note the things that need changing and 
work toward that goal one day at a time.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 3: Create A Timeline&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When do you hope to have your home completely free of clutter?&amp;nbsp; One week, two 
weeks or even a month?&amp;nbsp; Depending on your schedule and the amount of clutter 
that you have, it may take anywhere from a few days to a few weeks before you 
can kick back and relax again.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 4: Start Small&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The clutter in your home didn&amp;#39;t appear overnight, and it won&amp;#39;t disappear 
overnight either.&amp;nbsp; If you start small, you will be less likely to get frustrated 
and give up midway through your cleanup.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 5: Categorize Your Clutter&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When cleaning, it&amp;#39;s important to categorize your items into groups.&amp;nbsp; By 
separating the items that you want to keep, toss and donate, you will be able to 
move through your clutter quickly and efficiently.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 6: Letting Go&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A good rule of thumb for uncluttering your home is to get rid of anything 
that you haven&amp;#39;t used within the past year.&amp;nbsp; If it&amp;#39;s still useful, consider 
donating it to a good cause.&amp;nbsp; Otherwise, toss it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 7: Storing Your Seasonal Apparel&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When storing seasonal clothing, purchase a sturdy plastic storage bin with a 
lid and roll your clothes instead of folding them in an effort to maximize 
storage capability.&amp;nbsp; When full, snap the lid on and slide the unit into your 
closet.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 8: Closet Organization&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Did you know that your choice of clothes hangers can greatly impact the 
storage capacity of your closet?&amp;nbsp; Wire hangers take up less space and can save 
your shirts from getting that annoying shoulder bump that often arises from the 
use of plastic hangers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 9: Shoes Blues&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When it comes to storing shoes, many homeowners are fighting a losing battle 
with clutter.&amp;nbsp; How many pairs of shoes do you own?&amp;nbsp; How neatly are they stored?&amp;nbsp; 
If your shoe storage has you down, try purchasing clear lidded shoe boxes.&amp;nbsp; 
These handy creations can house each pair of shoes and can be stacked neatly in 
your closet.&amp;nbsp; And best of all, you can see your shoe collection without having 
to sift through a sea of sandals.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step # 10: Read The Labels&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you have medicine, food or anything else with an expiration date in the 
home, check to make sure that the items are still good.&amp;nbsp; If the expiration date

According to First American CoreLogic, nearly 10.7 million households had negative equity in their&lt;br /&gt;homes in the third quarter, accounting for about 23 percent of all U.S. homeowners. Most homeowners, however, still have equity, and nearly 24 million owner-occupied homes do not have a mortgage, according to the U.S. Census Bureau.&lt;br /&gt;&lt;br /&gt;A study by credit-scoring company Experian shows that approximately 588,000 borrowers strategically defaulted on their mortgages last year, even though they could afford to pay--more than double the number in 2007. Homeowners with negative equity are more likely to strategically default if they live in a state where the bank cannot pursue their assets in court, according to a study by the Federal Reserve Bank of Richmond. California is&lt;br /&gt;an example of a state with anti-deficiency laws protecting homeowners from personal liability under certain circumstances.&lt;br /&gt;&lt;br /&gt;&amp;quot;Borrowers who are less than 20 percent underwater are likely to maintain their mortgage if their loan is modified and the payments reduced,&amp;quot; said an official with Citigroup&amp;#39;s mortgage unit. &amp;quot;Beyond 120 percent, the most effective modification is a complete loan restructuring, including a principal reduction.&amp;quot;&lt;/p&gt;&lt;p&gt;So what does this mean to you? REALTORS(R) are forewarned that, because of this new three-day waiting period, a lender&amp;#39;s failure to timely provide corrected disclosures has the potential of delaying funding of the loan and close of escrow.&lt;/p&gt;&lt;p&gt;This new requirement is part of the Mortgage Disclosure Improvement Act (MDIA) implementing new loan procedures to protect borrowers and foster greater transparency in mortgage lending. For loan applications submitted on or after July 30, 2009, the new MDIA changes to the Truth In Lending Act are generally as follows:&lt;/p&gt;&lt;p&gt;- Applicability: The new MDIA rules pertain to federally-related mortgage loans covered under RESPA and secured by a consumer&amp;#39;s dwelling. The rules apply to both purchase and refinance loans.&lt;/p&gt;&lt;p&gt;- Early Disclosures: A lender must provide a borrower with an initial Good Faith Estimate within three business days of receiving the borrower&amp;#39;s written loan application as specified. For this rule, a &amp;quot;business day&amp;quot; is defined as all calendar days except Sundays and legal public holidays as specified.&lt;/p&gt;&lt;p&gt;- Seven-Day Waiting Period: A lender must wait seven business days after providing the early disclosures before consummating the loan. For purposes of this waiting period, a &amp;quot;business day&amp;quot;&amp;nbsp;is defined as all calendar days except Sundays and federal legal holidays as specified. A borrower may waive the waiting period in writing in case of personal financial emergency, such as an imminent foreclosure sale.&lt;/p&gt;&lt;p&gt;- Re-disclosure Requirement: If the final Annual Percentage Rate (APR) at loan consummation varies more than 0.125% (or 1/8 of one percent) from the initial APR on the early disclosures of a regular transaction, the lender must provide the borrower with a corrected disclosure at least three business days before the loan is consummated. If the corrected disclosure is mailed, the borrower is deemed to have received it three business days after it is placed in the mail. A borrower may waive this waiting period in writing in case of a bona fide personal financial emergency, such as an imminent foreclosure sale.&lt;/p&gt;&lt;p&gt;What does this mean to you? Let&amp;#39;s say&amp;nbsp;you go to&amp;nbsp;sign&amp;nbsp;loan docs, and find out that the interest rate or fees are higher than quoted.
